Multiple Listing Service
of the Kenosha REALTORS® Association, Inc.

   The Multiple Listing Service is a subsidiary corporation of the Kenosha REALTORS® Association, Inc. and is a service we offer our members by which authorized Participants make blanket, unilateral offers of compensation to other Participants of the service - - - it is a system of an information exchange about listed properties which compiles and distributes listing information - - - the information is accumulated and disseminated to enable authorized Participants to prepare appraisals and other valuations of real property - - - is the orderly correlation and dissemination of listing information among Participants so that they may better serve their clients and the public.

   Listing brokers enter into subagency relationships with other brokers for the sale of their listings and provide relevant information to facilitate this exchange. Entitlement to compensation is determined by the cooperating broker`s performance as procuring cause of a sale.

   The service includes on-line service for computer access relative to active listings, as well as expired, pended and sold properties. The association staff provides support to assist our members on how to utilize the system.

Participation in the Multiple Listing Service

   Participation in the Multiple Listing Service is by application from a REALTOR® Broker of this or any other Board who is a principal, partner, corporate officer or branch office manager acting on behalf of a principal, except as otherwise stipulated in the MLS bylaws, shall be eligible to participate in Multiple Listing upon agreeing in writing to conform to the rules and regulations thereof and to pay the costs incidental to the service. REALTORS® (principal brokers) who join in this activity are called Participants.

   No individual or firm is entitled to Multiple Listing Service “Membership” or Participation” unless they hold a current, valid real estate broker’s license and is capable of accepting and offering compensation to and from other Participants of the service or are licensed or certified by a appropriate state regulatory agency to engage in the appraisal of real property.
